The Scheduled items for Friday December 15 2017 will focus on Orange County and include Dana Point’s Headlands Wave Resort and San Clemente’s Restoration of the Miramar Theatre.

Appeal by Surfrider Foundation of City of Dana Point decision granting permit with conditions to Headlands Investments, LLC for construction of 2-story, 35,000 sq.ft. commercial building with 57-room hotel, 52 bed hostel, 4,000 sq.ft. restaurant, 800 sq.ft. visitor center and parking garage on vacant lot at 34075 Pacific Coast Highway in Dana Point California.
This is a Substantial Issue Only Hearing.
Staff recommends after then Public Hearing that no Substantial Issue exists due to the fact that the development is consistent with The City of Dana Point certified Local Coastal Plan and the public access policies of Chapter Three of the Coastal Act.
Application of El Camino Real LLC for rehabilitation and adaptive reuse of 2 historic structures: 1) 7,372 sq.ft. Miramar Theater into 8,200 sq.ft. Performance and Event Center; and 2) 5,200 sq.ft. bowling alley into specialty restaurant structure with up to 7 restaurants/kitchens, with 6,283 sq.ft. addition (consisting of 1,035 sq.ft. ground floor addition and 5,248 sq.ft. basement addition), and 3,400 sq.ft. outdoor courtyard seating space addition with 9-ft. tall patio wood trellis, hardscape and landscape improvements at 1700 N. El Camino Real in San Clemente California.

California Coastal Commission Mission
The mission of the California Coastal Commission is to protect, conserve, restore, and enhance environmental and human-based resources of the California coast and ocean for environmentally sustainable and prudent use by current and future generations.
The Commission holds monthly public meetings of three to five days in length in different locations throughout the state.
The Commission meetings provide an opportunity for the Coastal Commissioners to take public testimony and to make permit, planning, and other policy decisions.
Prior to each meeting, Commission staff collects and analyzes information pertinent to meeting agenda items and prepares written staff reports with recommendations for Commission action.
